You made it! You've spent hours researching properties and local area information, touring homes, and calculating how much you can afford for a monthly payment. You've found a home for sale at the Lake of the Ozarks that you absolutely love, you've negotiated with the sellers to find a price you're both happy with, and you've been approved for your mortgage loan. There's only one last step in front of you now - closing!
At closing, you'll meet with your Lake of the Ozarks real estate agent, your mortgage lender, your title company, and possibly the sellers (if you and the sellers are both in the area) to finalize the sale. Make Sure Your Paperwork Is In Order Ahead Of Time
As the buyer, putting together all of the paperwork will not be your responsibility - but is a good idea to touch base with your title company, your REALTOR®, and your mortgage lender to make sure that they have all the information that they need. You should be able to get copies of your documents ahead of time, too, to make sure that all the information is accurate and that everything is spelled correctly.
Make Sure You Have Money For Your Closing Costs
Closing costs and your down payment will all be paid at closing. Your mortgage lender will be able to tell you how much the total you owe at closing will be ahead of time, so you will have time to check the money in your accounts. Bring a checkbook and be prepared to write the check for both of these costs at your closing.
Make Sure The Home Is Move-In Ready
After closing, your new property will be your complete responsibility. Before you close, then, you should take the time ensure that all agreed-upon repairs have been made, that all of the seller's belongings are out of the house, and that the home is completely ready for you and your family to move into. You'll have the chance to double-check all of these things at your final walk-through.
