Improving Your Home's Value One Room at a Time: The Master Bedroom

This month we're going to focus on the master bedroom, which can be a very important room to many homebuyers. Here are a few tips to keep in mind as you prepare to stage a Lake of the Ozarks home.

Color Choices

The key to staging your master bedroom is to create a place that will feel comfortable and homey. Choosing the right colors can make a definite impact on the feeling of the room. If you currently have bold, bright colors, you may want to tone them down with something calmer like a light blue, green, beige or gray.

Be Minimalistic

One of the keys to staging is making sure that your room is completely decluttered. Allow potential buyers to see the room for itself, while offering them a few suggestions about what can be put in there. Remove all clutter from the dressers, nightstands, chairs and under the bed. You will also want to limit the amount of furniture that is in the room. Depending on the size you can put a bed, two nightstands, and a dresser. If you have a very large room, you could incorporate a sitting area, but only if it will make the room look cozy, and not over filled.

Decorate the Bed

One of the key features in this room is the bed, so don't be afraid to really dress it up. Get a bed skirt to cover up the box springs, put a nice set of sheets on the bed, and a luxurious bed cover. This is the feature of this room that will make it feel like a bedroom, so splurge a little more on this area than the others. Don't forget to add plenty of pillows!

Let There Be Light

Set some lamps on the nightstands, and if anyone will be viewing the home later in the evening, turn them on to add to the lighting. If your home is being viewed during the day, be sure to open up the blinds, pull back the curtains, and show off the natural lighting in the room.

Choose Your Decor Carefully

You can put art on the walls and different decor pieces on the furniture, but always remember that it should be minimalistic. You should also try to keep it impersonal, so take down the wedding and family photos and replace them with pieces of art from the store. You may really love that kindergarten trophy on your nightstand, but your potential homebuyers will remember that it's your home, and it will be hard to visualize themselves living there.


Clean with a Fine Tooth Comb

Finally, make sure this room is spotless. Shampoo and vacuum the carpets, wipe off the ceiling fan, dust the tops of your dresser and nightstands. Straighten the closets, and remove a majority of the items in it. Potential homebuyers will be checking the closet space, and if you have everything crammed in there, it will look like the room doesn't have enough space. Don't forget to wash little fingerprints off of the windows and mirrors too.
